Investment Properties in Colorado Springs
University of Colorado Springs (UCCS) is one of the fastest growing Universities in our State and was voted as “Best Colleges” by US news. Fall of 2014, the on campus enrollment was 1,132
students, which is a record high enrollment for the university.
Right now students who attend UCCS are finding available housing difficult to find as the University is growing faster than its ability to build additional dorms and apartments. A trend that I am finding near the university is the residential areas within .25- 1 mile of the university are becoming hot beds for "investment properties". Many investors are buying the older homes (1961 & up) in these areas, like Huntington Heights and renting them out to students. A lot of these homes are 3-5 bedrooms with 1-2 bathrooms. I have seen many of these investors create a “Holiday Inn Express” type of kitchen with a lot of open counter space and including waffle irons, toasters, and microwave ovens for renters to use in an open style layout.
In Huntington Heights off Meadow Lane, is currently getting some improvements made to the sidewalks and bus stops.
Another benefit to this area is the University Village is located less than a mile from University which hosts a handful of heavy hitters in the retail market such as Trader Joe's, Costco, Lowes, Bonefish and Starbucks to mention a few. UVC”s “Overlook Park doubles as a trailhead with access to the “Pikes Peak Greenway Tail System” and a pedestrian under pass to the University of Colorado, Colorado Springs.” Needless to say this area is up and coming!
